  3. As a small business owner (broker/owner of boutique real estate firm in FL) I use Rule 1 as a guideline to buying properties both for myself and for my clients. While waiting on the real estate market to give me what I am looking for I 'diversify' by investing in companies that meet Rule 1 criteria in the stock market. They may or may not be in the real estate industry. Another advantage of being a small business owner is the SEP, or simplified employee plan. One of the key advantages of a SEP IRA over a traditional or Roth IRA is the elevated contribution limit. For 2016 business owners can contribute up to 25% of income or $53,000, whichever is less. If you're lucky enough to have the disposable income to put into a retirement account over the standard amount (which for 2017 is $5500) a SEP may be a great vehicle for the small business owner/investor. Phil, what are your thoughts on the SEP vs Roth at a limit of $5500/year?
